Overview

## Probate clearance, handled at your pace
Probate clearance is the emptying of a property that forms part of an estate, usually so it can be valued, sold, re-let or handed back. It is the same physical work as a house clearance, done under very different circumstances, and it is the circumstances, not the volume, that dictate how the job should be run.

We work to the instructions of the executor or family: what stays, what goes to relatives, what a valuer needs to see and what is simply waste. That list is agreed in writing before we begin. Paperwork, photographs, documents, medals and jewellery boxes are set aside rather than assumed to be rubbish.

Charlie and the team have carried out these clearances across Sidcup, Bexley and South East London since 2020, frequently coordinating with solicitors, estate agents and family members who live too far away to attend. Where nobody can be present, we photograph the property as we go and send the images through.

### Who this service is for

- Executors and administrators dealing with an estate
- Families clearing a parent's or grandparent's home

- Anyone who needs the job done gently rather than quickly
### When people call us

- A property must be emptied before valuation or sale
- The estate is subject to a completion date that cannot move
- A rented property must be handed back to the landlord or council
- The family has removed what they want and the remainder needs clearing
- Nobody in the family is physically able to carry out the workNew here? See how CJH works, or browse every clearance service.

The cost of waiting

## Why delay makes probate harder, not easier
Estates rarely stand still. The property continues to cost money and the deadlines continue to move towards you.

### The estate keeps paying
Council tax, insurance, standing charges and maintenance are all charged to the estate while the property sits full. Empty-property insurance conditions can also be stricter than most people expect.

### Valuations and sales stall
Agents cannot photograph a full property well, and buyers discount what they cannot see. A cleared, swept house presents (and often prices) differently to the same house full of furniture.

### Things get lost in a rushed clear
The most common regret we hear is that documents, photographs or a specific keepsake went out in a hurried weekend clear-out by well-meaning relatives. A written set-aside list prevents exactly that.

### Doing it yourself has a real cost
Multiple tip runs, hired vans, refused loads and injuries on stairs are all common. It is also emotionally punishing work to do room by room over several weekends.

Our process

## How the job runs from first call to handover

- Step 1
### Quiet initial visit
We walk the property with you, or alone with keys if you prefer, then assess volume, access and anything that clearly needs care rather than speed.

- Step 2
### Set-aside list and fixed price
We agree in writing what is kept, what goes to family, and what is being cleared, then give you one fixed price for the work. Minimum call-out is £60.

- Step 3
### Careful room-by-room clearance
Rooms are worked through methodically. Anything that looks like a document, a photograph or a valuable is separated and put in front of you rather than judged by us.

- Step 4
### Licensed disposal and reuse
Usable furniture and household goods are separated for reuse where possible; the remainder goes to licensed transfer stations for recycling and disposal under our upper-tier carrier registration.

- Step 5
### Property handed back with photographs
Every room is swept and photographed, and the images are sent to you or the solicitor, so the estate has a clear record of the condition it was left in.

What you get

## Specific outcomes, not vague promises

### Instructions followed exactly
An agreed written list of what stays means no assumptions and no irreversible mistakes.

### Solicitor-friendly timescales
We work to probate, completion or handover dates and can hold off until a grant comes through.

### You do not have to be present
Key collection, clearance and photographic confirmation can all be handled remotely.

### One fixed price for the estate
A clear figure agreed in advance is straightforward to account for and does not change afterwards.

### Documented, licensed disposal
Environment Agency upper-tier registration and licensed transfer stations keep the estate's duty of care clean.

### Insured on site
£1,000,000 public liability cover through Simply Business from the moment we arrive.

In detail

## Probate clearance: the situations we handle
No two estates are the same. These are the variations that come up most often across Sidcup, Bexley, Bromley and the surrounding areas.

### Clearance before valuation
Where a valuer or auction house needs to see the contents first, we hold off entirely, then clear what remains once items of value have been withdrawn. Sequence it that way and nothing is lost.

### Part clearance for family collection
Often relatives want a fortnight to collect specific pieces. We can clear the bulk now and return for the remainder, or wait until collection is complete, whichever suits the family and the deadline.

### Documents and personal effects
Bank statements, deeds, wills, insurance paperwork, photographs and letters are separated as they are found and handed over. Confidential paperwork is never left loose in an open load.

### Rented and council properties
Handbacks usually require the property to be empty and clean by a specific date, with fixtures left in place. We clear to that standard and photograph the result for the tenancy record.

### Larger, long-occupied homes
A house lived in for forty years typically holds a loft, a garage, a shed and several decades of stored belongings. These are priced on the whole picture, not just the visible rooms.

### Reuse rather than landfill
Serviceable furniture, household goods and clothing are separated for reuse and recycling at licensed transfer stations wherever they are in usable condition.

Questions

## Probate Clearance questions, answered straight
Anything not covered here, call 07946 841153 or 07455 708548 and ask Charlie and the team directly: you will get a straight answer rather than a callback form.

Ask Us About Your Job

How much does a probate clearance cost?+It is priced on volume, access and the type of contents, with a £60 minimum call-out. You are given one fixed figure before we start, which makes it straightforward to account for within the estate.

Can you wait until probate is granted?+Yes. We regularly hold dates until a grant comes through, and work to solicitor and family timescales rather than pushing for the earliest slot.

What happens to documents and personal items you find?+They are set aside and handed to you. Paperwork, photographs, jewellery boxes and anything on the agreed set-aside list are never disposed of without your say-so.

Do I have to be at the property?+No. Key collection is common on probate work, and we photograph each room once cleared so you and the solicitor have a record of the condition.

How long does a probate clearance take?+Most homes are cleared within a day; long-occupied or heavily furnished properties can take two. You are told which before the job is booked.

Are you insured and licensed for this work?+Yes: Environment Agency upper-tier waste carrier registration, and £1,000,000 of public liability cover through Simply Business.

Can you clear only part of the house?+Yes. Part clearances are common while family members collect items. We can clear the bulk first and return for the remainder.

Do you cover Bexley, Bromley and Dartford for probate work?+Yes. From our Sidcup base we cover Bexley, Bexleyheath, Welling, Eltham, Orpington, Bromley, Chislehurst, Dartford, Gravesend, Crayford and Erith.
