Overview

## What a full house clearance actually involves
A house clearance is the complete removal of the contents of a property: furniture, white goods, beds and mattresses, carpets, curtains, kitchenware, garage and loft contents, garden waste and the boxes nobody has opened in fifteen years. Charlie and the CJH team carry it out from the inside out, room by room, floor by floor, and finish with the property swept and ready to be photographed, valued or handed over.

Nothing is subcontracted. The person who quotes the job is on site doing the job, which is why the price you are given before we start is the price you pay. Our minimum call-out is £60, and every load leaves in our own vehicles under our own Environment Agency upper-tier waste carrier registration, so the paperwork trail stays intact.

Where items still have life in them, they are separated at licensed transfer stations for reuse and recycling rather than tipped straight into landfill. If there are items you want set aside, such as paperwork, photographs, jewellery boxes or a particular chair, tell us before we begin and they are kept aside, not guessed at.

The cost of waiting

## What it costs to leave it
A part-cleared house is rarely a neutral state. It delays the things that depend on it and quietly costs money while it waits.

### Sales and completions slip
Buyers, surveyors and removal firms all need an empty property. A house that is still half full on completion day can put a chain at risk and expose you to penalty costs you had no plan for.

### Storage and standing costs keep running
Council tax, utilities, insurance and any storage unit continue to be charged while the contents sit there. Weeks of delay usually cost more than the clearance itself.

### Unlicensed removal comes back to you
If waste is handed to someone without waste carrier registration and it turns up fly-tipped, the legal duty of care sits with the person who produced it. Always check the carrier is registered, with us, that registration is upper-tier and current.

### The common mistakes
Hiring a skip and finding half the contents cannot legally go in it. Booking a man-and-van who takes only what fits in one load. Starting the job yourself and injuring a back on a stairwell wardrobe. Each one adds a second job on top of the first.

Our process

## How the job runs from first call to handover

- Step 1
### Assessment and fixed price
We look at volume, access, stairs, parking and the type of waste, either in person or from photographs and a description, and give you one clear price. No hourly meter, no price revision once the van is loaded.

- Step 2
### Set-aside list agreed
Before anything moves, we agree what stays: paperwork, keepsakes, items going to family, anything a valuer wants to see. Written down, not remembered.

- Step 3
### Room-by-room clearance
We work systematically through the property, carrying everything out ourselves, protecting doorways, banisters and floors as we go. You do not lift or carry anything.

- Step 4
### Licensed disposal and recycling
Loads go to licensed transfer stations where materials are separated for reuse and recycling. Electricals, metals, timber and general waste are split rather than mixed.

- Step 5
### Sweep, check and hand back
Every room is swept out and walked through with you, or photographed and sent if you are not local, so you know exactly what state the property was left in.

What you get

## Specific outcomes, not vague promises

### One visit where possible
We size the vehicle and crew to the property, so most houses are cleared in a single day rather than across return trips.

### Fixed price, no drift
The figure agreed before we start is the figure you pay. Minimum call-out is £60 and there is no charge for coming to look.

### Nothing lifted by you
Stairs, lofts, cellars and awkward garden access are our problem, not yours, including heavy white goods and dismantled furniture.

### Legally documented disposal
Upper-tier Environment Agency registration and licensed transfer stations mean your duty of care is satisfied and evidenced.

### Dates that actually work
We work 7am to 9pm, seven days a week, so a clearance can be fitted to a completion date, a tenancy end or a weekend.

### Insured throughout
£1,000,000 of public liability cover through Simply Business protects your property from the moment we arrive.

In detail

## House clearance detail: what we take, and how
House clearances vary enormously by property type and by what has accumulated. These are the situations we handle most often across Sidcup, Bexley and South East London.

### Full clearance vs part clearance
A full clearance empties the entire property including loft, garage, shed and garden. A part clearance targets specific rooms, often a garage, a loft, or a single bedroom, and is priced on volume in the same way. Both are quoted before work starts.

### Furniture, white goods and mattresses
Sofas, beds, mattresses, wardrobes and dining sets are carried out whole where access allows and dismantled where it does not. Fridges, freezers, washing machines and cookers are handled separately because refrigerant-containing appliances and WEEE electricals must be processed through the correct stream.

### Hoarded and heavily cluttered properties
Deep-clutter properties need more time, more crew and a careful sift for documents and valuables buried in the load. We work through these methodically rather than fast, and price them honestly at the outset instead of discovering the scale mid-job.

### Carpets, curtains and fitted items
Carpets, underlay, curtains, blinds and light fittings can be lifted and taken as part of the clearance where a property is being refurbished or re-let. Say so at quote stage and it is included in the price rather than added later.

### Flats, stairs and restricted access
Fourth-floor flats with no lift, narrow Victorian staircases, shared hallways and permit-only parking are all routine here. Access is one of the factors we price on, which is why we ask about it before quoting rather than after arriving.

### Residential and commercial differences
Domestic clearances are usually about volume and sentiment. Commercial and landlord clearances are about deadlines and documentation: agents and executors typically want photographic evidence of the finished property, which we send as standard on request.

Questions

## Residential House Clearance questions, answered straight
Anything not covered here, call 07946 841153 or 07455 708548 and ask Charlie and the team directly: you will get a straight answer rather than a callback form.

Ask Us About Your Job

How much does a house clearance cost in Sidcup?+Price is based on volume, access and the type of waste, not on a per-hour rate. The minimum call-out is £60, and you get one clear figure agreed before we start, never a revised price once the van is loaded. Send photographs or call 07946 841153 or 07455 708548 for a straight answer.

How long does a full house clearance take?+Most two- and three-bedroom houses are cleared within a day. Larger properties, heavily cluttered homes and difficult access can run into a second day, and we will tell you that at quote stage rather than on the morning.

Do I need to be there while the house is cleared?+No. Many landlords, agents and executors arrange key collection and receive photographs once the property is clear. If you would rather be there to point out what stays, that is equally fine.

Are you licensed to take household waste away?+Yes. CJH Waste Contractors is registered with the Environment Agency as an upper-tier waste carrier, and we are insured through Simply Business with £1,000,000 of public liability cover.

What happens to everything you remove?+Loads go to licensed transfer stations where materials are separated for reuse and recycling wherever possible, rather than being sent straight to landfill.

Can you clear a house at the weekend or in the evening?+Yes. We work 7am to 9pm, seven days a week, which is usually what makes tight completion dates and tenancy deadlines achievable.

Is a clearance cheaper than hiring a skip?+Often, once you account for the permit, the wait, the loading and the items a skip will not legally accept. With a clearance, the lifting, loading, transport and documented disposal are all in the one price.

How quickly can you start?+Availability changes week to week, but working seven days at extended hours means we can frequently fit a clearance in within days. Call 07946 841153 or 07455 708548 to check the next slot.

Which areas do you cover for house clearance?+We are based in Sidcup and cover Bexley, Bexleyheath, Welling, Eltham, Orpington, Bromley, Chislehurst, Dartford, Gravesend, Crayford and Erith, along with the surrounding parts of Kent and South East London.
